At a time when the entire economy is transforming, the service offered is part of the pre-conceptual studies phase and consists of analyzing the added value potential of the targeted properties. The completed study takes the form of a study report. (Note that this report may be provided to all potential buyers/investors).

OUR APPROACH

  • Needs: The broker/investor is often faced with questions about the creation of value, possible modifications to the building and future capital gains.
  • The service: Dot offers a unique solution on the market, at a fixed price, for a study of added value potential. The client thus provides his potential buyers/investors with a professional and clear analysis of the potential of the targeted property.
  • The advantages: This is a sales/advice tool with which we want to provide brokers/investors with premium support in order to support your sales arguments and thus benefit from realistic value creation scenarios.

EXAMPLE / TYPICAL SCENARIO

  • 1) The client contacts us for a property to analyze:

    • We send a standard information form on the property concerned (to be completed by the customer);

    2) After receiving the information, our service includes:

    • Visit to the property with the broker (if necessary);
    • A study of the regulations of the installation site;
    • A study of added value potential and possible transformations;
    • Two potential development scenarios (one for controlled budgets and one for full potential);
    • Budgetary evaluations of construction costs (Class D, Pre-conceptual Study) according to market trends;
    • Architectural and technical recommendations for the properties analyzed.

    3) Following receipt of the report, we issue the invoice for payment for the services rendered (payable upon receipt).

    4) And after? : If the client sells the property or finds investors and wants to embark on the construction/transformation project, Dot can take on the architectural service mandate, in order to best guide clients according to their budgets, tastes and deadlines.
