METHODOLOGY

Our methodology for each project is based on three principles:

The quality of the finished project is fundamental to our practice. It allows us to believe in the relevance of the approach and the importance of our social and professional involvement in the realization of each project.

DESIGN, COORDINATION AND INTEGRATION

An important theme for our projects is the place given to the process of design, coordination, integration.

In developing any project, the architect must listen to his client and the requirements of his mandate. This results in an iterative process that values ​​collaboration, participation and synergy of ideas.

The various members of the team can thus push their thinking further in order to address the project overall.

A well-coordinated project facilitates obtaining a quality project and the 'active' participation of consultants and client representatives is essential.

It ensures that discussions are open to diverse data and points of view, and allows each participant to support the approaches put forward.  

RISK MANAGEMENT AND QUALITY ASSURANCE

Risk assessment and management are essential to the success of any project aimed at developing an exceptional site. The schedule and budget are critical elements.

Rigorous quality control is carried out at each stage of the project: the program, costs, schedule, technical performance and functional and aesthetic qualities are evaluated and coordinated directly by the project team.

The same care is applied in the examination of documents issued by external consultants whose services must be coordinated.

 

It is our responsibility to ensure that the final product corresponds, in its spatial and material qualities as well as in its budgetary and technical commitments, to the expectations of future users.

We guarantee to offer a welcoming, comfortable and friendly environment for customers since we carry out a critical examination of existing conditions as well as a study of the orientation of interventions according to a time-tested approach.

BUDGET CONTROL AND COMPLIANCE WITH DEADLINE

Throughout our career and our past experiences, our workshop has developed a reputation for professional reliability with regard to budgets and deadlines. From the start of the mandate, the project manager develops and transmits the project schedule to all stakeholders, and subsequently ensures control. The schedule accompanies the design process and ensures that engineers are present from the start of the project so that they can develop the design of their systems together with the architects.

 

Knowledge of the area, craftsmen and specialized contractors is an interesting asset in this type of work, and they must sometimes be consulted early in the design process. The technical and budgetary feasibility of a project often depends on the architect's ability to keep in touch with developments in the construction market.

 

Our experience in project management has allowed us to establish careful procedures to carry out control. These are based on the analysis of the budget versus the program, the establishment of budgets by discipline, the evaluation of contingencies according to the complexity of the project, the revision of estimates at each stage, and the carrying out of analyzes by the customer and the estimation experts of our team.

 

The development of plans and specifications is a crucial step in reducing additional costs and we recommend close coordination between the members of our team to ensure that our plans and specifications are as precise and detailed as possible in order to prevent surcharges during construction work. Requests presented by the contractor, subcontractors, manufacturers and suppliers will be evaluated precisely and strictly. We encourage an increased presence of professionals during construction to ensure careful management of construction sites.

TEAM MEMBERS’ EXPERIENCES

In order to encourage the implementation of cross-skills and create real places of collaboration, our multidisciplinary team favors the grouping of individuals without restricting them to the role of specialist.

This strategy, which has proven successful for us in the past, places at its center a design team made up of two key members of the group: Luc Jousselin and Maxime Bongard .

Each member of this design team is a designer and leader of solid reputation, initiated in the targeted participatory process.

COLLABORATIVE APPROACH

In line with the collaborative approach advocated, our design team, made up of an architect and a seasoned technologist, acts as a decision-making entity instead of an individual project director. This structure offers several added values ​​to the client. The proposed sharing of responsibility guarantees the conceptual continuity of the project in the event of the absence of one of the members of the design team.

 

The deepening of the conceptual approach is encouraged by the synergy between two talented designers. The targeted relationships between the different stakeholders and the client will therefore be open and dynamic in nature, highlighting interdisciplinarity.

BIM AS A WORK METHODOLOGY

We strongly believe in adopting cutting-edge technologies to provide our clients with the highest quality architectural services. Our methodological approach is based on the effective use of building information modeling (BIM) software, in particular Revit and BIM360. These revolutionary tools allow us to provide significant added value at each stage of the project, from design to on-site completion.

 

One of the main benefits of working with BIM software such as Revit is the ability to foster close coordination with engineers and other project stakeholders. Thanks to precise three-dimensional modeling and improved collaboration processes, we are able to guarantee smooth integration of the different technical aspects of the project. This sustained coordination helps identify and resolve potential conflicts early in the design phase, minimizing delays and unforeseen costs during project execution.

 

In addition, our team also uses tools like BIM360 to ensure rigorous control of drawings throughout the process. From the initial design stage to the construction phase on site, we ensure that every detail is carefully considered and validated. This approach ensures technical documents are accurate and consistent, reducing the risk of errors and costly changes along the way.

In summary, our methodology focused on the use of BIM software such as Revit and BIM360 allows us to offer our clients high-level technical expertise, effective coordination with engineers and other partners, as well as rigorous control of drawings. at each stage of the project.

THE STEPS

STEP 1

Pre-conceptual phase

The purpose of the pre-conceptual studies phase is to provide the client and designer with the basis and information necessary for making design decisions. It is during this phase that the goal and objectives of the program are established.

STEP 2

Sketch

The sketch phase is the phase of the project in which the client's needs and desires determined during pre-conceptual studies take physical form. It aims to transform the results of pre-conceptual studies into a concept of what will be built.

STEP 3

Preliminary project

At the preliminary project phase, the sketch prepared in the previous phase is subject to refinements and developments. While the sketch generally describes "what" is being built, the preliminary design, by developing its design features, determines "how" the building will be constructed and how it will function.

STEP 4

Final project

The final project phase constitutes the stage where the construction file is finalized. All the envelope details and interior finishes are produced. Plumbing devices, electrical systems, heating and ventilation are chosen and coordinated.

STEP 5

Construction contract administration and
works supervision

This last phase consists of occasional visits to the site in addition to the review and approval of the shop drawings produced by the various subcontractors. Modifications to the drawings or additional drawings can be produced as required.
